After we had been introduced to you by Luke at Hamiltons Property S.L. in La Cala as the man who could get us a Spanish mortgage, you actually did considerably more than that. In fact if I list what you did for us, it would seem that you are much more than a financial adviser and mortgage broker:

• You explained the procedures for obtaining a Spanish mortgage for our new home
• You advised us on the subject of Spanish Inheritance Tax and the other taxes for which we would be liable for as Spanish non-resident property owners.
• You introduced us to a very efficient English-speaking Spanish lawyer who handled the transfer of the property into our names and opened our water and electricity accounts for us. He and his staff are now preparing Spanish wills for us.
• You took us to a local branch of the Spanish bank that was to provide our mortgage, introduced us to the English-speaking manager, helped us open a current account with internet access in English and obtain our bank cash cards.
• You opened a trading account with a foreign currency dealership that saved us a lot of money in transferring our sterling from the UK to our newly opened Spanish Euro bank account using commercial rather than tourist exchange rates.
• Just as your website proclaims, you kept us informed by phone and email at every stage as to how things were progressing, since nearly all of this was done whilst we were back in the UK.

  In short, to use the phrase from the advert, “you did everything it says on the tin!”

  We now look forward to our new life in Spain in our new home, knowing that the whole purchase process would have been a lot more daunting and time consuming if we had not had your help.   Julie and I would like to thank you so very much for the assistance which you provided when we bought our new home near Estepona.

  As you know, when we came to the Costa del Sol in September for our annual two week holiday we had no intention of buying a property in Spain (although the thought had briefly passed through our minds on occasions). We looked at a property which was for sale and we made an offer, and paid a deposit.

Most house purchases in the UK take more than seven weeks to complete, and it is testament to the skills and knowledge of you and your colleagues that we were able to achieve our dream so quickly.   As we have now just completed the purchase of our new villa at Santa Clara Golf, I just wanted to let you know how pleased Pat and I feel with the service that we have received from you and your company over the past eleven months, whilst the villa was being built.

  Once we had been referred to you by Glen, and without even meeting you at that stage, you took over all the process of liaising with our Spanish lawyer and the obtaining of our mortgage. Although we did meet briefly some months later, you continued to keep us abreast of developments in Spain by both phone and email. When the valuation of our new home produced a figure that was disappointing in the extreme, your knowledge of the local property market made you realise that a mistake had been made and without reference to us, you immediately obtained a second valuation on the property from another valuation company, at no cost to ourselves. Armed with this second very satisfactory valuation, you returned to the lender, pointed out the error and negotiated an acceptable valuation with them. We would have found this process difficult, if not impossible, to do from our home in Dubai.

  Now that we have completed the purchase of our apartment in Riviera del Sol, Rob and I just wanted to thank you for all your assistance during what turned out to be a long, drawn out process.

  We expected to complete the deal some seven months ago and you had obtained a mortgage for us with a major Spanish bank and were ready to complete at the appropriate time. However, the whole process was then put on hold whilst we waited for the local council to grant the First Occupation Licence. When this eventually came through, our original property valuation and mortgage offer had expired. You quickly sorted this out for us and obtained a new mortgage offer that allowed us to complete the purchase of our home in the sun.

  Apart from the mortgage however, you also introduced us to a very competent, efficient and pleasant Spanish lawyer, opened bank accounts for us with internet access in English and arranged a trading account with a specialist foreign exchange company that is saving us money every time we transfer funds over to Spain. In short, whilst we were back in the UK you were working on our behalf dealing with all the paperwork of a foreign system and relieving us of a good deal of hassle.

  We hope that this will be our first property purchase in Spain as we hope to buy further property over there in due course. We shall certainly ask you to help us with any such purchases in the future and in the meantime we have no hesitation in recommending your company’s services to our friends and business colleagues.
